Home Information Packs
Residential Properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack (a 'HIP'). This is a pack of documents containing certain information about the property which has to be provided whilst the property is on the market for sale. There are few exceptions as to when a HIP is not required.
For sellers, providing a Pack upfront should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about purchasing their home.
For buyers, the Pack provides essential information about properties they are considering buying, free of charge.
A HIP must contain the following compulsory documents:
- A Home Information Pack Index
- An Energy Performance Certificate
- A Sale Statement
- Standard Searches
- Evidence of Title
- Various additional information for leasehold properties
